Good to know
How we arrive at these numbers
This size is widespread in established family neighbourhoods such as Velachery, Anna Nagar and Mogappair, and in larger gated communities along OMR, ECR and GST Road.
Multi-generational households are common in this band, so ground-level storage, a pooja room or alcove and a bedroom near a common bathroom for elders are frequent requirements.
Kitchens are usually large enough for an L or U layout with a separate utility; a tall unit for provisions and a dedicated grinder or mixer counter are practical additions for South Indian cooking.
In west- and south-facing flats, afternoon sun can fade laminates near windows over time, so matte or textured finishes and UV-aware curtains are worth considering for the living room.
On Premium, the per-sq-ft rate is approximately ₹280/sq ft – ₹520/sq ft at 1350 sq ft, a handy reference point when you compare full-home quotes.
Estimates cover design, modular carpentry, installation and a 12-year woodwork warranty. Civil, electrical, painting, appliances and countertops are usually quoted separately. See full inclusions & specifications

Plan smarter
Five ways to keep your budget on track
- 01
Design the pooja space with care
Decide early whether you want a pooja unit, an alcove or a small room. Plan for lamp heat, a granite or marble base and storage for pooja items, and avoid placing it directly against a bathroom wall.
- 02
Give the kitchen a South Indian workflow
Allocate a counter for the wet grinder and mixer with dedicated power points, and drawers for steel vessels and spice tins. These details matter more than the shutter style.
- 03
Make one bedroom elder-friendly
Lower wardrobe rails, sturdy handles, a bedside light within reach and enough floor space for a walker or chair make a room comfortable for older family members.
- 04
Use the utility area fully
A tall broom unit, washing machine housing and overhead storage in the utility keep cleaning materials and cylinders organised and out of the main kitchen.
- 05
Plan the dining area as a gathering space
A crockery unit with closed lower storage and a counter for serving keeps the dining area functional during festivals and family meals.

FAQ
Common cost questions
Still unsure? Our designers are happy to answer anything on a call.
What is usually included in a 3BHK full-home quote?
A modular kitchen, wardrobes in three bedrooms, a TV unit, and often a pooja unit, crockery cabinet, shoe rack and study desk. False ceiling and lighting may be listed separately, so check what each quote covers.
Can the work be done while we live in the flat?
It is possible to phase work room by room, though there will be some dust and noise. Many families move out for the installation period. Your designer can advise based on the scope.
Should all three wardrobes be the same?
Not necessarily. Many families give the master wardrobe more features, like a dresser or mirror shutter, and keep others simpler. A consistent colour family keeps the home looking unified.
How much should I set aside for the kitchen?
The kitchen is often one of the largest parts of a 3BHK budget. You can see approximate modular kitchen costs for a 3BHK on our kitchen pages, and your designer will tailor the figure to your layout.
Is Ultra Premium worth it for a family 3BHK?
For families staying many years, the better hardware and finishes in Ultra Premium can be worthwhile in high-use areas such as the kitchen. Others choose Premium throughout. A designer can show where an upgrade adds the most value.
