4BHK · 2200–2800 sq ft
4BHK interior cost for 2200–2800 sq ft homes
At 2200–2800 sq ft, a 4BHK is usually a villa, a penthouse or a large-format apartment with rooms generous enough for walk-in wardrobes, a home office and a dedicated entertainment area. The interior challenge shifts from fitting storage in to giving large volumes warmth and coherence, so that a big home feels lived-in rather than empty.

Good to know
How we arrive at these numbers
Large 4BHKs are found in villa communities along ECR, OMR and in suburbs like Thalambur and Navalur, as well as penthouses and large apartments in central areas such as R.A. Puram and Alwarpet.
Villas on ECR face salt air and strong monsoon winds; exterior-facing joinery, balcony storage and hardware need moisture-resistant and corrosion-resistant choices, and BWP plywood is a sensible default.
With totals similar to a smaller 4BHK, the per-sq-ft rate drops to roughly ₹200/sq ft – ₹370/sq ft on Premium at 2500 sq ft, so many owners redirect that headroom to custom pieces.
Double-height living rooms in some villas need careful lighting and acoustic planning, as well as access arrangements for cleaning and maintaining high fixtures.
Homes this size often include staff quarters, a store room or a terrace; simple, durable storage in these areas is useful and usually inexpensive compared with main-room joinery.
Estimates cover design, modular carpentry, installation and a 12-year woodwork warranty. Civil, electrical, painting, appliances and countertops are usually quoted separately. See full inclusions & specifications

Plan smarter
Five ways to keep your budget on track
- 01
Create a design thread across floors
In villas and duplexes, repeat a material, colour or detail on every floor so that rooms feel connected. Without this, large homes can look like a collection of separate projects.
- 02
Design the home office properly
A large 4BHK can give a dedicated room to work, with built-in shelving, cable management, good task lighting and acoustic treatment for calls.
- 03
Plan walk-in wardrobes with ventilation
Walk-ins are common at this size. Include an exhaust or air circulation and lighting on sensors, so clothes stay fresh through Chennai's humid months.
- 04
Scale furniture to the room
Oversized rooms need appropriately sized sofas, rugs and dining tables. Undersized pieces make large spaces look sparse, so plan furniture alongside built-ins.
- 05
Think about maintenance access
High ceilings, chandeliers and tall glass units need cleaning access. Discuss maintenance with your designer before choosing very tall or delicate finishes.

FAQ
Common cost questions
Still unsure? Our designers are happy to answer anything on a call.
Why do large 4BHK quotes often exceed the listed range?
The range covers standard full-home scope. Large homes frequently add walk-ins, home theatres, bar units or custom panelling, which raise the total. Your designer can show the standard scope and any additions separately.
Is it worth furnishing a double-height living room with tall units?
Tall units can look striking but are harder to use and clean. Many owners prefer storage at regular height with decorative panelling or lighting above. A designer can suggest a balance.
How should I plan interiors for an ECR villa?
Prioritise moisture- and corrosion-resistant materials and hardware, especially near openings and balconies. Ventilation in wardrobes and storage also helps in the humid coastal climate.
Can different floors have different styles?
They can, but a common thread such as a shared material or colour keeps the home cohesive. Many families keep public areas consistent and let bedrooms reflect individual tastes.
What should I prioritise in a large home on a fixed budget?
Start with the kitchen, master bedroom and main living areas, as these are used most. Guest rooms and secondary spaces can be simpler or completed in a later phase.
