Begin design before possession
OMR buyers often have a builder floor plan months before handover. Starting design then lets production begin soon after keys arrive, rather than leaving the flat empty for weeks.

Read the association handbook early
Ask your township office about permitted work hours, lift booking for material and debris rules. These affect the installation schedule and sometimes the cost of labour.

Decide what to keep from the builder fit-out
Some towers come with a basic kitchen platform or wardrobes. Deciding early whether to keep, modify or replace them avoids paying twice.

Pick the package room by room
You do not have to choose one package for the whole home. Many owners take Premium in the kitchen and living room and stay at Basic in the guest bedroom.

Why does the same 2BHK size show such a wide price range?
The range covers differences in material grade, shutter finish, hardware and how many rooms are fitted out. Two 1,050 sq ft flats in the same tower can land at very different numbers depending on these choices.
Is GST included in these figures?
No. The figures on this page are approximate and pre-GST. Your Elixir designer will show GST separately in the detailed quote once the scope is fixed.
Can I start interiors before my OMR flat is handed over?
You can start the design and approvals on the builder drawing. Final measurements and production begin only once you have access to the flat, since actual site dimensions can differ slightly from the drawing.
Do township rules add to the cost?
They can affect it indirectly. Restricted work hours or limited lift slots may stretch installation over more days. Sharing the rules with your designer early helps plan around them.
How long does production take after design sign-off?
Factory production typically takes 15 to 20 working days after final drawings are approved. Installation time then depends on scope and site access in your community.
