Modular kitchen cost for a 4BHK
Kitchens in 4BHK villas and large apartments are often split into a show kitchen and a working wet kitchen, or come with an island, a walk-in pantry and space for multiple appliances. The planning here is less about squeezing in storage and more about deciding how the kitchen connects to dining and entertaining, and how heavy daily cooking stays out of sight.

Good to know
How we arrive at these numbers
Villa communities along ECR and OMR and large apartments in central Chennai often have a dry kitchen facing the dining area and a separate wet kitchen at the back for daily South Indian cooking.
In a two-kitchen setup, the dry kitchen usually gets premium finishes such as acrylic or PU, while the wet kitchen uses durable laminates and BWP plywood to cope with steam, grinding and water.
Islands are more feasible at this size; they need clear walkways on all sides and, if they include a hob or sink, plumbing and ducting that are easier to plan in new construction.
Large families and households with staff often want built-in appliances such as ovens, microwaves and dishwashers, which require tall housing units and planned electrical capacity.
Coastal villas see faster corrosion of hinges and handles, so stainless or coated hardware is worth considering, especially in kitchens with windows facing the sea breeze.
Estimates cover design, modular carpentry, installation and a 12-year woodwork warranty. Civil, electrical, painting, appliances and countertops are usually quoted separately. See full inclusions & specifications

Plan smarter
Five ways to keep your budget on track
- 01
Decide on one or two kitchens
If space allows, a dry show kitchen plus a wet kitchen keeps cooking smells and mess out of entertaining areas. Agree on what happens in each before design begins.
- 02
Plan the island with services in mind
An island with a hob needs a ceiling-mounted chimney and gas line, and one with a sink needs plumbing. A simple prep or breakfast island avoids these complications.
- 03
Build in appliances properly
Plan tall units for oven and microwave, a dishwasher slot near the sink and enough power capacity. Retrofitting appliances later is harder in large kitchens.
- 04
Create a walk-in pantry
A pantry with open shelves, a tall unit for bulk storage and good ventilation keeps provisions organised and reduces the need for many expensive modular cabinets.
- 05
Light each zone separately
Use pendant lights over the island, under-cabinet lights over counters and general ceiling lights. Separate switches let you light only the area in use.

FAQ
Common cost questions
Still unsure? Our designers are happy to answer anything on a call.
Is it worth having a separate wet and dry kitchen?
For families who cook traditional meals daily and also entertain, a two-kitchen setup keeps the show kitchen clean and the wet kitchen practical. It does increase cost, so discuss how you cook with your designer.
What does an island add to the cost?
An island adds cabinetry, a countertop and possibly plumbing or ducting. A simple prep island costs less than one with a hob or sink. Your designer can price options for your layout.
Which finishes work best in a 4BHK show kitchen?
Acrylic, PU or premium laminates give a refined look in the dry kitchen. In the wet kitchen, durable laminates and BWP plywood are more practical.
Can I include built-in appliances in the package?
The modular cost covers the cabinets and housing. Appliances are usually bought separately, but your designer will plan the units to fit the models you choose.
How do I prevent corrosion in a coastal villa kitchen?
Use stainless or coated hinges and handles, keep the kitchen well ventilated and wipe metal fittings regularly. Your designer can suggest hardware suited to coastal conditions.
